Hala Targowa in Gda\u0144sk opened with an exceptional tenant mix. Behind it lie many months of intensive work by the Apsys Polska team, for whom the real challenge was to match the offer to the unique character of the place. <\/b><\/p>\n
The process of leasing space in Hala Targowa followed its own rules from the very beginning. In addition to the standard vetting of potential tenants typical of commercial space, exceptional flexibility and creativity were also needed here. Tenants were expected not only to be willing to cooperate, but also to be open to the project\u2019s unusual conditions \u2013 both the opportunities it creates and the constraints it entails. Working out the best solutions took a great deal of time, discussion and understanding of each other\u2019s expectations. <\/p>\n
A rich offer<\/b><\/p>\n
Ultimately, the Hall\u2019s three levels form three independent but complementary culinary zones with 34 diverse concepts. Each floor has a different character, suited to different needs, styles and ways of spending time. This principle guided the leasing process from day one. <\/p>\n
Level -1 continues the Hall\u2019s historic retail function: 10 stalls selling fresh produce during the day and an intimate event space in the evening. It is complemented by the U Rene bar, which, in addition to drinks, serves snacks made from products available from the tenants on this level \u2013 a solution unique on the Polish market. The ground floor is the central part of the Hall \u2013 seventeen concepts offering cuisines from around the world, served at a street food pace, and two bars. Level +1 has four restaurants with table service \u2013 a space for a longer meal, celebrating special occasions or a business meeting. <\/p>\n
The Hall\u2019s tenants include both well-known brands and newcomers. The Apsys Polska team deliberately combined recognisable brands with original concepts and local entrepreneurs, giving the place a unique character. <\/p>\n
Level +1 is home to Marzyciele \u2013 a concept created by Kuba Wojew\u00f3dzki and Dawid Kwidzi\u0144ski; Alticcio, a restaurant evoking the Italian Dolce Vita of the 1960s, created by the founders of Warsaw\u2019s Sobremesa; and the Polana restaurant, serving Polish cuisine. The same level also features Seafood Station Bistro & Oyster Bar \u2013 one of three outlets of the Seafood Station brand, which is present in the Hall on every level. <\/span><\/p>\n The street food zone saw the debut of concepts that had not previously been present in the Tricity: Chinese Mango Rice & Noodle, Thai Tuk Tuk, Vietnamese Vietlabb, Greek Pitagoras and Mexican El Patron. Equally important in the leasing process was finding space for local brands \u2013 such as the UMAM patisserie and Wi\u015bniewski traditional fruit liqueurs. <\/p>\n – \u201cAt Apsys, we saw the Hall\u2019s potential from day one. The fact that it opened with such an exceptional set of tenants, sometimes coming from completely different but complementary worlds, is the best confirmation for us that we were right. I am delighted that so many companies believed in this project and want to continue developing it with us,” <\/i> says Wojciech Wi\u0105zek from the Apsys Polska leasing department.<\/p>\n Non-standard solutions<\/b><\/p>\n At the leasing stage, the Apsys leasing team looked for partners who understood and believed in the uniqueness of the project, but who were also ready to establish themselves in a historic space that demands a completely different way of working \u2013 without large kitchen back-of-house areas, using pre-prepared ingredients and at a high intensity of operation. Tenants use shared technical infrastructure on level -1: a freezer room, a cold room and separate rooms for preparing meal components (known as prep rooms). A different challenge awaited the restaurants on level +1, where heritage conservation requirements did not allow enclosed structures, so all the units on this level operate with open kitchens. These architectural constraints became part of the tenant selection criteria. Tenants not only had to accept the non-standard format, but also feel at home in it in order to work this way every day. Despite this, the tenant mix was completed before the opening. <\/p>\n \u201cWhat sets the Hall\u2019s tenant mix apart is the unique combination of signature restaurants, street food concepts and a traditional retail section in a single, coherently designed space. Tenants are aware of the challenges posed by the architectural constraints, but they know that the renovated Hall is not only an investment in the building itself, but above all in the identity of the place,\u201d says Magdalena Grzyb from the Apsys Polska leasing department.<\/p>\n As the Apsys team emphasises, cooperation with tenants does not end with the signing of the agreement.
